Modern Apartments at 300 South Broadway
Preserving Historical Significance While Pursuing Modernization
Acme joined forces with Brinkmann Constructors to revitalize the historic 300 S. Broadway building located in the heart of Ballpark Village in downtown St. Louis. The project involved transforming the old structure into a modern and attractive multifamily residential complex. The scope of the project included extending 2 existing stairs through the existing roof up to the new rooftop amenity and modifying handrails on 2 existing stairs to meet current code, which consisted of increasing the height and the addition of a grab rail. We overcame the challenges of coordinating with a third-party demolition team, reinforcing the structure to meet safety standards, and working around the heavy downtown traffic near Busch Stadium, especially during the Cardinals games.
Communication is the cornerstone of our approach in every project we undertake. We always make sure to communicate effectively with our client and the other trades that are involved in the project, to ensure that everyone is on the same page and working towards a common goal. Having decades of experience in the region has given us the advantage of having strong relationships within the industry. These relationships help us transform our projects from good to great, by fostering trust, collaboration and excellence.
Our skilled crew worked tirelessly on-site to complete the essential components of the project. One particularly challenging task involved creating an internal 6-story atrium that opened up the existing building while maintaining an open roof at the perimeter. This required the installation of a new steel tube strongback after removing the existing steel support for an existing masonry wall. Erecting the new steel was a delicate process, and our team had to work from a man-basket attached to a crane to install all necessary anchorages and brace the wall before finishing for the day.
